Full-Service, Furnished, Small Office Spaces

The Synergy Center is being developed as an “economic development incubator” housed in 7100 s.f. of space on the third floor of Los Alamos Research Park building one. It offers 35 high quality, furnished office spaces with enterprise-class voice and broadband data telecom services. Individual, securable office spaces range in size from 85 to 320 s.f. Shared conference space, reception, light lab, and business equipment are part of the service. Residents share close proximity to each other, other R&D organizations resident in the park, and to the Los Alamos National Laboratory.

The Synergy Center is targeting a mix of several types of clientele:

• Entrepreneurial technology-based start-ups
• Small “outposts” and “landing parties” of corporate R&D activities doing collaborative work with LANL and/or other Research Park tenants
• Consortia and institute presence

Build-out of the space at the Synergy Center utilizes movable wall products from SMED International. This product allows for easy reconfiguration as tenant needs change. The SMED product is high quality product in appearance, acoustical properties, and construction.

Offices are furnished with stylish, highly flexible “Communication Station” system furniture from Mayline Group and ergonomic Improv seating by Haworth.

Each space is outfitted complete with high speed, broadband internet connectivity as well as business phone service complete with voicemail and auto-attendant functionality.

Shared amenities include reception, use of conference room facilities, and copy/fax/network printer service. A conference center for meetings up to 150 people and Hot Rocks Java Café are located in the building. The building is situated on a 40 acre campus in the midst of big pines and mountain views from every window.

The Los Alamos Research Park will screen prospective residents for fit to the goals of the Synergy Center and Research Park. Our goals are to promote development of R&D and technology business activities.

A variety of spaces are available -- call or email us for a floorplan. Remember, your effective space is bigger than the securable space of your office. Residents in the Synergy Center receive shared use of conference room, light lab, reception, rest rooms, and other common spaces – conference space is available at discounted rates for Synergy Center residents. Residents may obtain single office spaces or groups of offices. Expansion is provided for based on availability of space.

Full service space pricing in the Synergy Center has four components: 1) space charges; 2) common service charges; 3)base telecom service charges; 4) variable monthly charges for usage of business equipment, long distance, etc. Call or email us for a floorplan and pricelist.

Full service rates on small office space includes built-out office space, basic furnishing and seating, active VLAN port(s), basic phone package including phone instrument and voicemail, all utilities and shares of maintenance, taxes, and insurance, parking, use of shared conference room facilities, use of shared business equipment (copier, fax, etc.), and shared reception service. (does not include long distance charges, phone directory assistance charges, phone directory listing charges, per copy charges, or per fax charges)

Terms are flexible, but the minimum term that will generally be considered is 12 months.

It is anticipated that space will be available for occupancy in early October 2002. Selection of space is on a first-come, first served basis.

Yes. For all intents and purposes unlimited additional voice and data services are available at established standard pricing. Server space and/or management in temperature-controlled facilities are also available.
